Cancellation Policy

Plans change — we get it. Here’s exactly how refunds work depending on when you let us know, so there are no surprises before you arrive.

Q. Can I reschedule instead of cancelling?

Yes. If your dates no longer work, ask us about moving your stay to another available date instead of cancelling outright — this keeps your rent intact and avoids the refund schedule entirely, subject to availability.

Q. What counts as the "arrival date" for the refund timeline?

Your scheduled check-in date is what the 21-day and 14-day windows are measured against, not the date you originally booked.

Q. Is the security deposit refunded separately from rent?

Yes. The $300 security deposit is held separately and is returned after a checkout inspection, regardless of the cancellation window that applied to your rent.

Q. What if the cottage becomes unavailable on our side?

In the rare case we have to cancel your reservation — for example due to an unforeseen maintenance issue — you'll receive a full refund of rent and fees, no matter how close it is to your arrival date.

Q. How do I request a cancellation?

Message us directly by email or phone with your booking details. We'll confirm your refund amount in writing based on the date we receive your request.

Cancellation Policy

  • Free cancellation up to 21 days before arrival
  • 50% refund if cancelled within 14 days of arrival
  • No refund if cancelled less than 14 days before arrival
Refunds apply to rent only; fees already incurred (e.g., cleaning if used) are not refundable.

House Rules

  • No smoking indoors
  • Quiet hours: 10:00 PM – 7:00 AM

Rules For

Pets

  • Owners must clean up after pets (inside and outside) so that the next guests do not have to face any unpleasant surprises.
  • All pets must be kept on a leash when outside.
  • Animals must be kept off all furniture at all times.

Smocking

There is absolutely no smoking allowed inside the cottage. If you smoke outdoors, please dispose of your ends in a sealed container before depositing in the garbage.

Fire

  • Before lighting a fire in the fire pit, call toll-free 1-877-847-1577 for daily fire danger ratings and more information on burning. Fire bans can change regularly so it is important to know the current status to prevent causing a forest fire or receiving a hefty fine.
  • Never leave a fire unattended.
  • If you are bringing your own firewood, please purchase it locally to the cottage so that you are not transporting any pests into the area.

Power

The backup generator is outside the cottage, turn it on if the power outage occurs

Septic system

This is very important. Everyone in your rental party must be aware of the care and maintenance of this system to prevent any unpleasant and expensive issues. No other objects, including paper towels and feminine products, can be flushed down the toilet.

Inventory

All renters and members of their party must respect the cottage and surrounding property. Please contact us immediately with details of any damage done to the property or any of the furniture, fixtures, fittings, and effects.

Guest

You have contracted a set number of guests during your stay. If you plan to exceed this amount the owners’ permission must be granted. Most importantly, too many people can overload the septic system with unpleasant and expensive consequences. The system has been designed with a certain number of occupants in mind.
